Real estate

Real estate SEO for the searches portals can’t win.

Rightmove, Zoopla and Zillow will keep winning generic listing searches. We help agents win the rest: valuations, branch and area searches, new developments and buyers moving from abroad, with listing pages that index cleanly and retire properly.

Who we work with

  • Estate agents
  • Letting agents
  • Multi-branch agencies

How your clients search

The searches behind a typical decision, stage by stage. The queries are examples, not search volumes.

  1. 01

    Thinking about a move

Sellers and landlords start with value and timing; buyers and renters start with areas. Both are questions an agent can answer better than a portal.

    • what is my house worth
    • best areas to live in south london
    • is clapham a good place to live
  2. 02

    Searching for a home

Listing searches are where the portals are strongest. To compete at all, your own listings and filtered search pages need to be crawlable and current.

    • 2 bedroom flat to rent clapham
    • houses for sale with garden sw4
    • new build flats battersea
  3. 03

    Choosing an agent

Vendors and landlords compare agents locally. Business Profiles, branch pages and reviews often decide who gets asked to value the property.

    • estate agents in clapham
    • free house valuation clapham
    • letting agents near me
  4. 04

    Checking you out

Before signing, people look at reviews, fees and recent sales or lets. Clear fee pages and up-to-date examples of your work help here.

What makes SEO different here

01

Portals own page one

For generic listing searches, Rightmove, Zoopla and OnTheMarket in the UK, and Zillow and Realtor.com in the US, usually take most of the first page in our audits. Agents win elsewhere: valuations, agent and branch searches, area questions and new developments. We put the effort where an agent can rank.

02

Listings that expire every week

Sold and let listings pile up as thin pages, or get redirected en masse to the home page, which Google may treat as soft 404s. We set rules instead: redirect only to a genuine equivalent, otherwise return 404 or 410 (Google treats them the same), and keep sitemaps to live stock.

03

The same description everywhere

The listing text sent to the portals usually appears word for word on your own site, and the portal’s copy is often the one shown in search. A description written for your site, with local detail, floorplans and your own photos, gives your page a reason to rank.

04

Area guides worth linking to

Guides written by people who know the streets, covering transport, schools, housing stock and what things cost, answer the questions buyers ask first and can earn links from local press. Templated area pages with only the place name swapped risk being treated as doorway pages.

05

Filtered search pages

Every combination of area, price, bedrooms and sort order can create a crawlable URL, and in audits we often find thousands of them. We pick the combinations with real demand and enough stock, give them clean URLs and internal links, and keep the rest out of the index.

06

Branches and Business Profiles

Multi-branch agencies need one Business Profile per branch under its real name, branch pages that say something specific about that office, and a review process that asks every client, not only the happy ones.

Rules that shape your website

A planning summary, not legal advice. Rules change, so check the current guidance from your regulator before you publish.

UKUnited Kingdom

  • Leaving out information a buyer or tenant needs to make an informed decision, or giving it unclearly or too late, can be a misleading omission under the DMCC Act 2024 (s. 227, in force since 6 April 2025). The government consulted in late 2025 on guidance for what listings should cover, such as price, council tax, tenure and lease length, flood risk and building safety.
  • Letting agents in England and Wales must publish their fees, including tax, on their website. In England they must also name their redress scheme and, where they must belong to one, their client money protection scheme, and adverts on portals must show the fees or link to them (Consumer Rights Act 2015, s. 83).
  • In England, since 1 May 2026, written adverts for private rented homes, online listings included, must state the rent. Price ranges aren’t allowed, landlords and agents can’t ask for or accept offers above the advertised rent, and discriminating against tenants with children or on benefits, for example with “No DSS” adverts, is illegal (Renters’ Rights Act 2025).

USUnited States

  • The Fair Housing Act makes it unlawful to publish any notice, statement or advert about selling or renting a home that indicates a preference, limitation or discrimination based on race, colour, religion, sex, disability, familial status or national origin (42 U.S.C. 3604(c)). That includes listings on your own website.
  • HUD’s rule (24 CFR 100.75) covers photos and illustrations as well as words, and also choosing media or locations for adverts so that people are denied information about housing on any of those grounds, which matters when you target ads.
  • State licensing rules add website requirements. In California, for example, licensees must show their eight-digit DRE licence number and their responsible broker’s name on websites they own or control (Regulation 2773).

TRTürkiye

  • Only businesses holding an authorisation certificate (yetki belgesi) may trade in property. Every online listing, on your own site too, must clearly show the certificate number, the business name, the province, district, neighbourhood and block and parcel numbers (not the street address), the property details the regulation lists, contact details and any energy certificate information (Regulation on Real Estate Trade, Arts. 5, 12 and 14).
  • A listing must come down within three days of the property being sold or let, the owner withdrawing, or the authorisation contract ending, and you may only advertise property you are authorised to market (Art. 14).
  • Listing platforms must verify the advertiser’s identity, and that they own the property or are authorised by the owner, before publishing (Art. 12). This runs through the Ministry of Trade’s Electronic Listing Verification System (EİDS): an agency can list a property only after the owner authorises it on e-Devlet.
  • Online listings may not raise prices in a way that is out of line with general economic data and has no justifiable reason, and agencies may not act on such listings (Art. 12).

Selling to buyers abroad

Developers and agents who sell to buyers in other countries need more than a translated brochure. Overseas buyers search in their own language, think in their own currency and want to understand a buying process they have never been through.

  • A separate URL for each language, linked with hreflang, and no automatic redirects by IP
  • Copy written or checked by a native speaker who knows the market, not raw machine translation
  • Prices in the property’s own currency, with converted amounts clearly marked as a guide
  • A buying guide for non-residents that links to official sources and is kept up to date
  • Contact routes that work across time zones, such as video viewings and messaging apps

How we approach it

  1. 1

    Fix listings and search pages

Rules for live, under offer, sold and let listings, plus which filtered search pages get indexed, so crawling goes to stock that is actually available.

    Technical SEO
  2. 2

    One strong profile per branch

Business Profiles with real names and categories, branch pages that say something specific, and a review process that asks every client.

    Local SEO
  3. 3

Area guides and your own listing copy

Guides to the neighbourhoods you really cover, and listing descriptions written for your site instead of copied from the portal feed.

    Content Strategy & On-page SEO
  4. 4

    Language versions for buyers abroad

Separate URLs per language with hreflang, copy checked by native speakers and a buying guide for non-residents.

    International SEO
  5. 5

    Track valuations, viewings and enquiries

Calls, forms and valuation requests tracked as GA4 key events and reported by branch and landing page.

What we measure

  • Valuation requests from organic search
  • Viewing requests and enquiries by branch
  • Business Profile calls, website clicks and direction requests
  • Live listings indexed, and sold or let ones dropping out cleanly
  • Non-brand clicks to area guides and search pages
  • Enquiries from overseas buyers by language version

Reports lead with enquiries and revenue, then explain the rankings and traffic behind them.

FAQ

Frequently asked questions

Can we outrank Rightmove, Zoopla or Zillow?

For generic listing searches, rarely, and it isn’t the best use of your budget. Agents can win the searches portals serve less well: valuations, agent and branch searches, area guides, new developments and specialist stock. That’s where we focus.

What should happen to a listing page once a property is sold or let?

If the page still helps people, keep it live, mark it clearly as sold or let and link to similar homes. If not, redirect it only to a genuine equivalent, such as the development it belonged to, or return a 404 or 410, which Google treats the same, and drop it from your sitemap. Redirecting every old listing to the home page can be treated as a soft 404.

Should our listing descriptions differ from the portal versions?

Where you can, yes. When the same text appears on several portals and on your site, search engines usually show one version, often a portal’s. A description with local detail, floorplans and your own photos gives your page a reason to rank.

Which filtered search pages should be indexed?

Only combinations people actually search for and that have enough stock, such as “2 bed flats to rent in Clapham”. Sort orders, price sliders and multi-select filters should stay out of the index so crawling goes to live listings.

Do you work with multi-branch agencies and franchises?

Yes. Our multi-location approach covers one Business Profile per branch, branch pages that say something different, and reporting that shows each branch’s calls and enquiries.
